Northern South Park Update

In early March, Teton County Commissioners granted approval for land development regulations pertaining to the Northern South Park Plan, marking the initial stage in a multi-step approval process that could introduce up to 1,437 new residences to the area.



The Northern South Park Plan has designated 225 acres of ranch land for the development of over 1,400 residential and deed-restricted housing units. The Comprehensive Plan outlines a "village" neighborhood featuring a range of housing options and multi-modal streets, surrounded by "preservation" zones that safeguard wildlife habitats and scenic vistas.

Additional objectives include:

- Establishing a mixed-income neighborhood and allocating 70% of its units to Affordable or Workforce housing entitlements

- Connecting recreational pathways to the existing Jackson Hole Community Pathways System and constructing a centralized 3 to 5 acre park, along with smaller parks throughout, to enhance the quality of life

- Creating Neighborhood Centers for residential, community, and commercial purposes

While we are still years away from breaking ground, the approval of the Northern South Park housing development offers hope to those who otherwise cannot afford to purchase a home in the valley.
